BOCA GRANDE ― Seagate Development Group announced that two model residences now available for viewing and purchase are attracting strong homebuyer traffic at Hill Tide Estates, a 9.98-acre gated enclave on the southern tip of Boca Grande being developed by Seagate and the only site on Boca Grande that overlooks Boca Grande Pass. Eight home sites priced from the $2-millions are also available. Floor plans ranging from 3,004 to over 5,000 square feet under air designed by RG Designs are included in Seagate’s Hill Tide Estates offering. In addition to an on-site sales center at Hill Tide Estates, Seagate and Theory Design have opened a Showroom in the heart of downtown Boca Grande’s heralded Historic District at 411 Park Avenue, Suite 1.
Theory Design’s Vice President of Design Ruta Menaghlazi created the interior for the award-winning Captiva model at Hill Tide Estates. Seagate was presented the prestigious 2019 Aurora Award for the Captiva model in the Best Single-Family Detached Home Over 4,000 Square Feet category. Theory Design was named recipient of an Aurora Award for the Captiva’s interior design in the Best Interior Design of a Home Priced over $2 million category. The model’s landscaping, outdoor living area, pool, and spa were designed by Outside Productions.
The Captiva floor plan includes 4,865 square feet under air and 11,184 square feet under roof. The first floor features a great room, island kitchen, and dining area that open to the lanai, a study with an outdoor covered deck, and the master suite that includes a bedroom with a sitting area and elaborate ceiling details. The master bath features separate vanities, a free-standing tub, and a walk-in shower. In addition to a pool, spa, and pool deck, the outdoor living area includes a pool bath, outdoor kitchen, and dining and conversation areas. An open staircase leads to the upstairs that presents three guest ensuites, two of which open to a covered deck and two sundecks, and a bonus room with a wet bar. The Captiva model is priced at $5,995,000 with furnishings.
The interior design for the Captiva model was inspired by the Gulf of Mexico. The look conveys a coastal feeling with modern elements and hints of rustic flair. Soft beige walls, blue and turquoise accents, and light oak hardwood flooring provide a connection to Hill Tide Estates’ beachfront setting.
Pocketing sliders in the Captiva’s great room open to the home’s elevated pool deck and outdoor living area. The great room ceiling features painted beam details that divide the ceiling into nine boxes finished with tongue and groove trim molding. The great room’s feature wall showcases a grey-toned media console and a television flanked by art selections. Additional furnishings include a modern sectional sofa, a console finished in white and medium wood tones, a wooden cocktail table, a wicker end table, and rustic wicker side chairs with light fabric. A light blue area rug anchors the seating area.
In the kitchen, the island base cabinet’s deep grey finish plays against a quartzite counter surface. Counter-height barstools with tweed fabric and three pendant lighting fixtures provide a gathering place at the island. The perimeter cabinetry is finished in white and features stacked upper cabinets with glass door fronts and windows at the back. A gas Wolf range features a wooden hood finished in deep grey. Other appliances include a stainless steel built-in SubZero refrigerator and freezer, a Wolf microwave drawer, and two Asko dishwashers. A walk-in pantry features a SubZero icemaker, a Whirlpool refrigerator, and an Electrolux washer and dryer.
A rectangular dining table with rattan chairs seats eight in the dining area. A door opens the dining space to the outdoor living area and pool deck. The outdoor kitchen features a Wolf gas grill, a SubZero undercounter refrigerator, Nature Kast cabinetry, and granite countertops. A gas fireplace with a floor to ceiling decorative stone wall is adjacent to the grilling station. A sectional sofa provides seating in front of the fireplace. The dining table features a greyish wood finish to match dining chairs that include cream cushions. The pool deck is finished with tan porcelain tile and surrounded by a stainless-steel railing.
In the study, double doors open to a covered deck. The study features an angled tongue and groove ceiling with a white finish. Furnishings include a hickory white desk, a rustic console table, a sofa and side table, two rustic side chairs, and artwork.
The master bedroom is finished in light beige and white tones. The bed features a beige upholstered headboard, side rails, and footboard and is flanked by tan nightstands. Rattan chairs and a circular table provide a sitting area with sliders opening to the covered lanai. A morning bar with a grey base cabinet, a quartzite countertop, floating shelves, and an undercounter refrigerator is situated in a hallway leading to the master bath. The bath features a natural stone floor, an oval free-standing tub, and a walk-in shower with a framed inlay, three windows, and rain head and hand-held shower fixtures. The bath also includes dual vanities with grey-toned cabinetry, quartzite counters with storage towers, and undermount sinks.
Two of the second living level’s three guest suites open to sundecks. The bonus room opens to a covered deck and features a wet bar with floating shelves. Furnishings include a dark wood piece, a soft beige cloth sofa, heather grey side tables, a rectangular cocktail table, and a pair of side chairs.
Priced at $7.5 million, BCB Homes’ unfurnished Silver King model was designed by John Cooney of Stofft Cooney Architects and features finishes specified by Lisa Ficarra at Ficarra Design Associates. The 4,555 square feet under air two-story home showcases an open-concept, great room floor plan with a massive great room, an island kitchen, family room, four bedrooms, four ensuite bathrooms and two half-bathrooms, a two and a half car garage, and a spacious covered outdoor living area with an outdoor kitchen and dining area, multiple conversations areas, and a large deck with a pool and spa. The home is designed with the master bedroom on either the main living floor, or on the top floor to maximize the breathtaking views of the Gulf and Boca Grande Pass.
Seagate is expected to begin construction of its Bal Harbour model by the end of this year. The three-level floor plan includes 4,545 square feet under air on the two living levels. The plan’s ground level entry and front porch are flanked by two garages. A ground level foyer provides access to an elevator and a staircase leading to the living levels. The first living level showcases a great room with a fireplace, an island kitchen, dining area, study, and a second master suite. The living area, including the study and second master suite, open to a deck with a pool and spa, and an outdoor living area with conversation and dining areas, an L-shaped bar, and an outdoor kitchen. The second living level features a bonus room with a wet bar, the master suite, two VIP guest suites, and an optional powder room. The bonus room, master suite, and one of the VIP guest suites open to a deck that will offer a place to enjoy spectacular Gulf sunsets. The Bal Harbour model will feature an interior by Theory Design’s Ruta Menaghlazi. An additional model featuring Seagate’s new Caladesi floor plan is in development.
